Total Roof Protection

$49.95 a month or $499 a year

Everything in Silver plus two annual gutter cleanings, priority emergency response, the Emergency Tarping Benefit, enhanced inspections, the Leak Protection Guarantee, transferable membership, and 15% Member Savings.

How membership works

  • Memberships are sold and billed by Superior Roofing Specialists directly. They are not purchased through the App Store, and the Superior 365 app is free to download.

  • Once your membership is active, sign in to the app with the email address on your membership to see your plan, your roof records and your storm alerts.

Membership details, service terms and exclusions

Superior 365 is a year round roof protection, preventive maintenance, monitoring, and documentation membership designed to help property owners identify roof concerns early, maintain important roof components, document roof condition over time, and receive priority service when roof related needs arise.

Superior 365 is not an insurance policy, home warranty, or guarantee against all roof leaks, storm damage, deterioration, or future repairs. Membership benefits are limited to the services specifically included in the selected membership level and are subject to the eligibility requirements, exclusions, service limitations, and other terms described below.

By enrolling in Superior 365, the Member acknowledges and agrees to these Membership Details, Service Terms & Exclusions.

1. Membership Levels

Bronze: Roof Monitoring

$19.95 a month or $199 a year

Bronze is designed for property owners who want professional roof monitoring, documentation, and priority access to Superior Roofing Specialists.

Included Benefits

Bronze Service Limitations

Bronze does not include routine preventive maintenance, gutter cleaning, emergency tarping, leak repairs, or the Superior 365 Leak Protection Guarantee.

Any repair, maintenance, replacement, or other work identified during an inspection will be quoted separately unless specifically stated otherwise in writing.

2. Silver: Preventive Roof Care

$29.95 a month or $299 a year

Most popular

Silver includes everything provided with Bronze plus additional preventive roof care services.

Included Benefits

Preventive Maintenance Limitations

Included preventive maintenance is intended for minor maintenance of existing, serviceable roof components.

Included maintenance does not constitute major roof repair or replacement.

If Superior Roofing Specialists determines that a component is damaged, deteriorated, improperly installed, unsafe, beyond normal maintenance, or requires replacement rather than routine maintenance, the Member will be informed and the necessary work may be quoted separately.

3. Gold: Total Roof Protection

$49.95 a month or $499 a year

Gold provides the highest level of Superior 365 service and includes everything provided with Silver plus enhanced inspection, emergency response, and protection benefits.

Gold benefits remain subject to roof eligibility, inspection requirements, service limitations, exclusions, weather conditions, accessibility, safety requirements, and these Membership Terms.

4. Roof Health Inspections

A Superior 365 Roof Health Inspection is a visual and, when appropriate, technology assisted evaluation of reasonably accessible roof areas and related components.

Depending on the property and membership level, an inspection may include evaluation of:

An inspection is intended to identify visible conditions present at the time of inspection.

An inspection is not an engineering evaluation, building code certification, mold inspection, environmental assessment, structural certification, or guarantee that hidden defects or future failures do not exist.

Superior Roofing Specialists is not responsible for conditions that could not reasonably be observed during the inspection.

5. Digital Photo Report & Roof Health Score

When included in the selected membership, Superior Roofing Specialists will maintain documentation of the roof’s observable condition.

Reports may contain photographs, observations, recommendations, maintenance history, and a Roof Health Score.

The Roof Health Score is an internal condition assessment tool intended to help Members understand the general observed condition of their roofing system.

It is not a guarantee of remaining roof life, insurability, code compliance, manufacturer warranty eligibility, or future roof performance.

6. Permanent Superior 365 Roof Record

Superior Roofing Specialists may maintain a digital history of inspections, photographs, maintenance activities, repairs, storm inspections, and other roof related services performed or documented through Superior 365.

This record can provide useful documentation when discussing:

Superior Roofing Specialists does not guarantee that an insurance carrier, manufacturer, buyer, lender, adjuster, or other third party will accept Superior 365 documentation for any particular purpose.

7. Storm Watch & Severe Weather Alerts

Superior 365 may provide Members with notifications regarding significant weather or storm activity that may affect the Member’s property.

Weather information may be obtained from third party data providers and is provided as a convenience.

Superior Roofing Specialists does not guarantee that every weather event will be identified, that every Member will receive an alert before or immediately following an event, or that an alert confirms the Member’s property sustained damage.

Members remain responsible for contacting Superior Roofing Specialists if they suspect roof damage.

8. Post Storm Inspections

When included in the selected membership, Members may receive priority access to post storm inspections.

Priority status means Superior 365 Members will generally be scheduled ahead of comparable non member service requests when operationally practical.

Priority service does not guarantee immediate, same day, or next day service.

Following widespread severe weather, tornadoes, hailstorms, high winds, natural disasters, or other events creating unusually high demand, service times may be extended.

All services remain subject to weather conditions, employee safety, road accessibility, property accessibility, equipment availability, and overall service demand.

9. 48 Hour Priority Scheduling

Where 48 hour priority scheduling is included, Superior Roofing Specialists will use commercially reasonable efforts to prioritize the Member’s service request.

The 48 hour period is a scheduling priority target and does not constitute a guarantee that inspection, repair, or other work will be completed within 48 hours.

Severe weather, emergencies, weekends, holidays, unsafe working conditions, material availability, unusually high demand, or circumstances outside Superior Roofing Specialists’ reasonable control may affect scheduling.

10. Emergency Roof Response: Gold

Gold Members receive priority emergency roof response status.

Emergency roof response is intended to help evaluate and, where reasonably possible, temporarily mitigate active roof related water intrusion or significant roof openings.

Emergency response does not mean permanent repair is included.

Any permanent repair or roof replacement required following emergency service will be evaluated and, unless otherwise covered by a specific written Superior 365 benefit, quoted separately.

11. Emergency Tarping Benefit: Gold

The Emergency Tarping Benefit is intended to provide reasonable temporary protection following a qualifying roof emergency.

Emergency tarping is a temporary mitigation measure and is not a permanent roof repair.

Tarping may be provided only when Superior Roofing Specialists determines that:

The benefit applies to reasonable temporary mitigation only.

Specialty equipment, extensive temporary structures, structural stabilization, tree removal, electrical hazards, hazardous material conditions, unusually large damaged areas, or other extraordinary circumstances may require additional charges or third party services.

Superior Roofing Specialists may decline or postpone tarping when conditions are unsafe.

Emergency tarping does not include permanent repair of the underlying roof damage.

12. Superior 365 Leak Protection Guarantee: Gold

The Superior 365 Leak Protection Guarantee is available only to qualifying Gold Members and qualifying roofing systems.

The purpose of the Guarantee is to provide eligible Gold Members with additional protection against qualifying roof leaks during an active membership.

Eligibility

To qualify, the roof must:

Superior Roofing Specialists may require corrective work before activating or continuing Leak Protection Guarantee eligibility.

What the Guarantee Covers

If a qualifying leak occurs in an eligible roofing area during an active Gold membership, Superior Roofing Specialists will evaluate the source and determine whether the condition qualifies under the Guarantee.

For a covered condition, Superior Roofing Specialists’ obligation is limited to the roof related corrective action specifically authorized under the Guarantee.

What the Guarantee Does Not Cover

Unless expressly agreed otherwise in writing, the Leak Protection Guarantee does not cover:

The Leak Protection Guarantee is a limited membership benefit. It is not an insurance policy and does not replace homeowners, commercial property, or other insurance coverage.

13. Pre Existing Conditions

Superior 365 does not automatically cover defects, damage, deterioration, leaks, installation deficiencies, code issues, or other conditions existing before enrollment.

If an initial inspection identifies conditions requiring corrective work, Superior Roofing Specialists may:

Payment of a membership fee does not obligate Superior Roofing Specialists to repair a pre existing condition without additional charge.

14. Gutter Cleaning

When included in the selected membership, gutter cleaning applies to normal debris removal from reasonably accessible gutter systems associated with the covered structure.

Gutter cleaning does not include:

Additional work may be quoted separately.

15. Thermal & Drone Inspections

Gold membership may include thermal imaging and/or drone inspection when appropriate.

Superior Roofing Specialists will determine when such technology is reasonably useful based on the roofing system, property configuration, weather, safety, accessibility, and the condition being evaluated.

Membership does not guarantee that thermal imaging or drone equipment will be used during every inspection.

16. Member Savings On Repairs

Qualifying Superior 365 Members receive:

Member Savings apply to qualifying repair work performed by Superior Roofing Specialists while the membership is active.

Unless specifically stated otherwise in writing, Member Savings do not apply to:

Superior Roofing Specialists will identify applicable Member Savings on qualifying proposals.

17. General Exclusions

Unless expressly included in writing, Superior 365 membership fees do not include:

When excluded work is identified, Superior Roofing Specialists may provide the Member with a separate proposal.

18. Conditions Outside Superior Roofing Specialists’ Control

Superior Roofing Specialists is not responsible for delays or inability to provide service caused by circumstances beyond its reasonable control, including:

Safety takes priority over response time goals.

19. Member Responsibilities

Members agree to:

Failure to meet these responsibilities may affect eligibility for certain membership benefits.

20. Third Party Work

Superior Roofing Specialists cannot guarantee work performed by other contractors, property owners, tenants, utility companies, solar installers, HVAC contractors, satellite installers, chimney contractors, or other third parties.

Damage or leaks caused by third party work are excluded unless Superior Roofing Specialists expressly agrees otherwise in writing.

Third party modifications may also require a new inspection before certain Superior 365 benefits continue.

21. Insurance Claims

Superior 365 may provide useful inspection photographs, roof condition documentation, maintenance history, and other records that a Member may choose to provide to an insurance carrier.

Superior Roofing Specialists does not guarantee:

The Member’s insurance policy and insurance carrier determine coverage.

Superior 365 is not insurance.

22. Manufacturer Warranties

Superior Roofing Specialists may maintain documentation that can be useful in connection with manufacturer or workmanship warranty matters.

Superior 365 does not expand, replace, or modify the terms of a manufacturer’s warranty or any separate workmanship warranty unless expressly stated in writing.

Warranty coverage remains subject to the applicable warranty terms.

23. Membership Payments

Membership may be offered on a monthly or annual payment basis.

Monthly payment availability does not necessarily mean the membership is a month to month service agreement. The applicable enrollment agreement will specify the membership term, renewal provisions, payment obligations, and cancellation rights.

Membership benefits are available only while the account is active and in good standing.

Superior Roofing Specialists may suspend membership benefits for past due accounts in accordance with applicable law and the Member’s enrollment agreement.

24. Membership Renewal

Membership renewal terms will be disclosed during enrollment.

Pricing and membership benefits may be modified for future renewal periods upon appropriate notice.

Changes will not retroactively reduce services already earned during a completed membership period.

25. Cancellation

Cancellation rights, notice requirements, refunds, and any remaining payment obligations are governed by the Member’s enrollment agreement and applicable law.

Cancellation does not create a right to reimbursement for services already performed or benefits already used except where required by law or expressly stated in the enrollment agreement.

26. Transferable Gold Membership

An active Gold membership may be transferable to a new owner of the covered property, subject to Superior Roofing Specialists’ approval and current program requirements.

Transfer applies to the membership associated with the covered property and does not automatically transfer to a different property.

The new property owner may be required to:

Any Leak Protection Guarantee or other eligibility based benefit remains subject to its applicable requirements.

27. Property & Roof Eligibility

Superior Roofing Specialists reserves the right to determine whether a property or roofing system is eligible for enrollment or for specific membership benefits.

Factors affecting eligibility may include:

Enrollment in one membership level does not necessarily mean every roof component qualifies for every available benefit.

28. Safety & Access

Superior Roofing Specialists will not require its personnel or contractors to perform work that it reasonably determines to be unsafe.

Services may be postponed, modified, performed using alternative inspection methods, or declined due to:

A postponed service due to unsafe conditions does not constitute a failure to provide membership benefits.

29. No Guarantee Against All Roof Failure

Regular inspection and preventive maintenance can help identify and reduce roofing risks, but no inspection or maintenance program can eliminate every possibility of leakage, storm damage, deterioration, or roof failure.

Except for the specific and limited obligations expressly stated under an applicable written Superior 365 benefit, Superior Roofing Specialists does not warrant or guarantee that a Member’s roof will remain leak free or damage free.

30. Membership Is Not Insurance

Superior 365 is a roof monitoring, documentation, preventive maintenance, and service membership. It is not an insurance policy.

Superior 365 does not replace homeowners insurance, commercial property insurance, flood insurance, or other appropriate property coverage.

Members are responsible for maintaining insurance appropriate for their property.

31. Service Area

Superior 365 services are available only within Superior Roofing Specialists’ designated service area.

Availability may vary by property location.

If a property falls outside the current service area, Superior Roofing Specialists may decline enrollment, modify available benefits, or terminate future renewal eligibility in accordance with the applicable enrollment agreement.

32. Changes To The Property

Members should notify Superior Roofing Specialists following significant changes to the property or roofing system, including:

A reinspection may be required to maintain eligibility for certain benefits.

33. Limitation Of Membership Benefits

Superior 365 benefits are limited to the covered property and roofing system identified in the Member’s enrollment records.

Benefits have no cash value and cannot be exchanged for cash.

Unused inspections, gutter cleanings, maintenance visits, emergency services, discounts, or other benefits do not accumulate or roll over unless expressly stated otherwise in writing.

Benefits may not be combined, transferred, sold, or applied to another property except where specifically permitted under the Gold membership transfer provision.

34. Member Authorization

By requesting service, the Member authorizes Superior Roofing Specialists to access reasonably necessary areas of the property to perform the requested inspection, maintenance, documentation, or other authorized membership service.

The Member is responsible for obtaining any necessary permission from property owners, tenants, associations, property managers, or other parties with authority over the property.

35. Program Changes

Superior Roofing Specialists may periodically improve or modify Superior 365 services, procedures, technology, pricing, eligibility standards, and future membership offerings.

Material changes applicable to an existing membership will be handled in accordance with the Member’s enrollment agreement and applicable law.

36. Questions About Coverage

If a Member is unsure whether a particular inspection, maintenance item, repair, leak, storm condition, or emergency is included, the Member should contact Superior Roofing Specialists before authorizing work.

Superior Roofing Specialists will determine whether the requested service qualifies as an included membership benefit or requires a separate proposal.

Superior 365 is designed around four core principles:

Superior 365 does not promise that a roof will never leak, eliminate the need for future repairs or replacement, or replace property insurance.

Instead, the program provides an ongoing professional relationship focused on monitoring, preventive care, documentation, and priority response.
